megablock stage 1 is under way at filinvest city | michael banak architect



Project Megablock is a BPO office development located in Alabang, Philippines designed for Filinvest land Inc. BPO stands for Business Process Outsourcing and a good example would be a telephone company that outsources its Help Desk services overseas. The design took into consideration BPO working environments, including a daytime and graveyard working shift to cater for companies all around the world. Food and Beverage retail outlets and an expansive green space were designed by Crone Architects, providing areas of quiet respite for BPO workers and other workers in the Northgate Cyberzone Precinct of Filinvest City.
The development has 4 office towers of approximately 20 levels each and a total GFA of 180,000m2. The floor plates have an NLA of 2,000m2 giving a NLA/ GFA efficiency over 90%. The floor plates are designed to be open planned, with large structural grid bays and side core arrangement.

MANILA, Philippines – Australia is more bullish in their business and trade growth prospects in the country, firms from Down Under said.
Anthony Weymouth, Australian senior trade commissioner to the country, said that it is time for Australia to increase its trade presence in the Philippines.
Two-way trade between the two countries is at AU$3 billion ($2.40 billion) and an estimated 200 Australian companies now have a significant presence in the Philippines, employing 15,000 to18,000 Filipinos, Weymouth said.
These include ANZ Bank and Macquarie, two of the major Australian locators in the country.
The landmark ASEAN-Australia-New Zealand Free Trade Agreement (AANZ) also now allows for 95% of Australian products to enter the Philippines duty free while 97% of Philippine-made products can enter Australia with the same benefit.
An increased popularity of Australian products is also seen due to the recent fall of the Aussie dollar.
“It’s basically a 20% price reduction in 3 months,” Weymouth said.
About 15,000 Australians currently reside in the Philippines while about 250,000 Filipinos now call Australia home, Weymouth shared.
Increased investment
Other Australian firms, meanwhile, praised the government efforts to improve the overall environment in doing business in the country.
“We see a country that is really getting its act together,” James Young, country director for Cardno, said. Cardno, a professional infrastructure and environmental services company is involved in some of the important public-private partnership (PPP) infrastructure projects planned for the next few years.
Michael Banak, director of Crone Partners, an architectural firm, confirmed that it is looking for a partner to set up a permanent base in the country.
The firm has been in the Philippines since 2006 and is notable for designing Arya Residences, the country’s first residential building receiving the “green” certifications of Building for Ecologically Responsive Design Excellence (BERDE) and Leadership in Energy & Environmental Design (LEED). Crone Partners is also designing a 20 hectare master-planned project.
Meanwhile, Sight Skills based in Clark, Pampanga, is providing training services for construction, gas, mining, and oil. The company is behind Asia’s only simulated underground mine and an offshore platform which it uses to train workers involved in the Malampaya deep water gas-to-power project.
Telstra, a business process outsourcing (BPO) company, is also among locators that employs the highest number of Filipinos in the industry.
Mining a ‘missed opportunity’
When asked about the problems Australian firms face in the country, Weymouth singled out mining as a great “missed opportunity,” saying with significant investment in mining the Philippines could achieve an 8% or 9% gross domestic product (GDP) growth instead of 6%.
The Philippines is one of the most mineral-rich country in the world, but only about 2% of the resources are being extracted, Weymouth said. On the other hand, mining is a significant industry and major contributor to the Australia economy.
“The bottom line is that there are mining projects in places like Mindanao that have the potential for billions of dollars in investment that can raise the GDP by 2% for the next 40 years,” Weymouth said.
The trade commissioner added that Australia would like to see the issues addressed, as it is a big challenge facing Australian mining firms.
Australian mining firm Indophil Resources has a significant stake in the controversial Tampakan project.

The inspiration for the design of 128 Nivel Hills came from its site in Cebu, the largest island in the Central Visayas region of the Philippines. Cebu has beautiful natural features – Amazing coastal regions as well as luscious green hillside landscapes surrounding the site – inspiring Crone Partners to create a modern, resort-style environment.
Crone’s 10 years of experience in the Philippines has given the firm a contextual awareness that helps to inform the design. 128 Nivel Hills is located in a prominent position, high in the hills, with the advantage of unobstructed views of Mactan Channel and the Nivel Hills, with sea breezes that naturally cool the buildings and amenity areas.
Crone has created two, iconic elliptical buildings & podium with curvilinear forms that reflect the natural landscape features of Cebu and promote 365 degree views of Mactan Channel and the Nivel Hills countryside.
Through the vision of our client Diamond Hiland Inc., Crone were allowed the freedom to create a new “Cebu Modern” architecture, unique to the Philippines. A Collaborative Design Approach with Nestor Arce-Ignacio as Diamond Hiland’s lead, encouraged both innovative and creative thinking.
Cebu is affected by typhoon and earthquake hazards, Typhoon Yolanda more recently creating havoc in the region. These potential natural risks were a major consideration in the design of the structure and risk assessment. The spherical shape of the towers helped with this solution: a pure form, with good natural rigidity. The length of the building required additional shear walls, placed in the shorter span of the floor plate, to give the building additional strength and reduce torsional rotation. The structure is finely tuned, to allow for good flexibility in apartment design and create passageways that open up to the façade, naturally ventilating lobby spaces and communal areas. Crone worked closely with Wilson Sy of SY2 to come up with the best possible structural solutions.
Using readily available materials in Cebu and local construction techniques, Crone Partners employs pre-cast concrete panels on the façade to express the horizontal banding of the tower. These simple extensions of the floor plates are used to create the “shifting cog” effect on the facades.
These “shifting cogs” of the towers have two primary functions;
1.The extended concrete slab projections act as an important environmental sunshade reducing heat loads on the building and protecting the facades from severe weather conditions, such as intense heat, rain and wind.
2.The shifting cogs create an iconic form on the city skyline easily recognisable from a distance. It is envisioned the building will be seen as far as the bridges crossing Mactan Channel, on route from Mactan International Airport to Cebu City.
The design recalls the optimism of “streamline modern”, “late deco” and “googie” architectural styles (such as in the cartoon The Jetsons), which used curvilinear forms evocative of boat forms and space travel to suggest leisure and a futuristic outlook.
A stone wall to the perimeter of the development was selected from local sources and creates a rusticated base to the buildings and perimeter fencing, grounding the towers and blending in with the natural surrounds. The landscape areas use local indigenous planting to further tie the development into Cebu.
During the Pre-planning Design Phase, Crone reviewed property data showing proposed development in Cebu City. This information indicated the future density of Cebu with over 50 towers planned for construction over the next 10 to 15 years. Due to this growth, congestion in the city will be a major issue for the city. 128 Nivel Hills is unique in this respect, being only 10 minutes away from the central business district yet located in a countryside location. A quiet respite from the traffic and noise of the city centre.
To create a true “work, live and play” environment, this design caters for the modern user with International Premier Grade standards of residential accommodation, high class amenities and 5 star dining opportunities, with magnificent views back towards the city. As we know, people in Cebu love to entertain and to share a meal with family and friends. Therefore the dining experience, being able to be outdoors and providing a variety of entertaining possibilities, was paramount to the design. The amenities include landscaped gardens, pools, shaded decks, gyms, function rooms, pre-function room & social hall, library, business centre, study room, games room, children’s playground and running track, promoting a modern healthy lifestyle.
We’ve created this environment through luscious green landscaping, stunning wet edge pool details, fine dining experiences, and facilities that service both the local community and residents. Everything the resident needs is at their doorstep.
The idea of Environmentally Responsible Design is endemic in the culture at Crone Partners Architects. As members of the Green Building Council of Australia and with registered Green Star Accredited Professionals and Integrated Sustainable Design (ISD) team, we are committed to using this knowledge to inform our designs. Crone has designed the first ever, Green Certified Residential Building in the Philippines, Arya Residences located in Fort Bonifacio Global City. This project targets a dual certification, LEED (US) Gold and BERDE (Philippine) ratings.

a big hole in the ground

Standing at the top of a temporary car park in Makati, I look down on our site for the Garden Towers development and am quiet overwhelmed by the enormity of this project, designed over 2 years ago.
Garden Towers is a Residential Condominium project for AYALA Land Inc. located at the heart of the retail district in Makati. It has over 127,000m2 of Gross Floor Area and the 2 Towers range in height from 50 to 60 Levels. The development will house over 650+ Premier Grade Condominiums with the luxury and convenience of quality amenities and shopping at its doorstep.
I cant wait to see the towers pop out of the ground and start to take shape.

AT least three things will tell you that 128 Nivel Hills is unlike anything that Cebu has ever seen in the history of its real estate industry.
First, its unmatched design and form. It’s the type of structure that strikes awe and admiration at first look. Deriving inspiration from the natural landscape of Cebu’s sweeping coastlines, the shape of its towers – seemingly displacing strata of oval floor plates – has both aesthetic and practical functions. This design promotes 360-degree breathtaking views of Mactan Channel and the surrounding cityscape that its residents can enjoy on a daily basis. Soaring 150 meters above sea level, the buildings will be unmistakable even from a great distance as they stand clear-cut from a backdrop of sky and rolling terrain. 128 Nivel Hills is designed to strategically channel high-altitude breezes to allow for natural ventilation throughout every building. This further permits the maximum use of natural lighting, in effect helping to minimize consumption of electricity and reduce carbon footprint. The rounded shape of the towers, along with their general orientation, further protects the buildings from harsh monsoonal winds and rains.
The exclusive development is designed by Crone Partners, an Australia-based architectural firm known the world over for their cutting-edge projects including the “Good House” in Melbourne, Australia; the Jumeirah Beach Residences in Dubai; and the upcoming Dubai Festival City, to name a few. With a celebrated architect at the helm of the project, 128 Nivel Hills is poised to become a sterling addition to some of the world’s notable modern architecture.
“The density of high-rise structures in Cebu is seen to dramatically increase in 10 to 15 years, but we see no other structure that will have the same form and siting as 128 Nivel Hills,” says Crone Partners’ Michael Banak, the project’s principal architect.

"Elm apartments" isn't the real name of this project, but I call it this because of 2 beautiful old elm trees, located at the main entry to the development. These giant trees we looked to retain, shaping the building and drop-off areas around them, using them as a key feature of the development, symbolizing the "green" building we collaboratively designed with our Philippine clients.

The Manila Bay development includes 2 Hotel types in the Carlson portfolio of hotels. The 5 star Radisson Blu and 3.5 star Park Inn brands. A unique feature of the design is the Radisson Blu façade overlooking Manila Bay. The sites orientation towards Manila Bay created great opportunities for hotel guests to view “post card” sunsets over the water. The design looked at maximizing the views to Manila Bay, whilst minimizing westerly sun impact on hotel rooms. A pixelated façade screen was developed, mimicking the colours of Manila Bay and acting as a sun screen to reduce the heat loads on the building. The buildings long wavy facade, optimized the number of hotel keys with direct views of the harbour, reflecting the nautical theme of the development.

Crone Partners & The Australian Government in the Philippines

The Australian Government recently invited Greg Crone and Michael Banak to join an Official Business Delegation accompanying Trade and Investment Minister Andrew Robb AO MP in The Philippines.

 
The 3 day program was attended by a small delegation of key Australian Businesses. Crone Partners were invited into discussions on Trade opportunities between Australia and The Philippines and the Typhoon Yolanda relief efforts with various groups including Foreign Affairs Minister Julia Bishop, Trade and Investment Minister Andrew Robb and NSW Premier Barry O’Farrel.

 
Crone Partners 10 years of commitment delivering award winning projects in the Philippines, has developed long standing relationships with key members of the business community, the Australian government in the Philippines and contributing on the ground knowledge for the delegation visiting Manila.

128 Nivel Hills

Crone Partners have 6 residential towers under construction in the Philippines with a further 10 towers in various stages of Design in Makati and Cebu. The towers range from 20 to 55 levels totaling more than 5,000 apartments and over 500,000m2 of office GFA over a 10 year period.

The Arya Residence in Fort Bonifacio Global City is a good example of Crone’s expertise in Green Building design. Arya is the first Green Certified residential building in the Philippines targeting LEED Gold and BERDE Ratings. The Arya Residence has won numerous awards including the 2012 South East Asia Property Awards “Best Residential Development” in the Philippines.

128 Nivell Hills is the latest design to dazzle the Philippine market.

128 Nivell Hills is a high rise residential condominium whose unique aesthetic and modern living features make it a major competitor in the current Cebu market. The project is the first major development for the client Diamond Hiland Inc. giving the new developer strong design credibility in Cebu.

The project is located in the Central Visayas region in Cebu and will consist of 560 apartments, a niche retail component and quality amenities including numerous pools, roof top gardens, a gymnasium and events spaces. The development will cater for the upscale market and reflect the modern lifestyle of its residents and investors.

The concept proposes two towers whose composition gives the impression of shifting elliptical floor plates. This unconventional form is successful in creating a dramatic appearance whilst also maximising 360 degree unobstructed views of the surrounding Cebu landscape and coast.

128 Nivell Hills intends to provide a design benchmark for residential developments on both a local and international scale.

The photographs below, are off the Arya Residences in Fort Bonifacio, Philippines. The building is still under construction and we (Crone Partners Architects), designed it back in 2010. Arya is a twin tower, residential development targeting LEED gold and Berde, green building ratings. The first residential building in the Philippines, to have such high aspirations for environmental design.

I have cheated a little with the photograph, using filters in Instagram, but I like the wispy clouds and colours in the first photograph and the grey grain of the balcony detail in the second image.

arya residences. a new green direction for the philippines

The Arya Residences is located on Mckinley Parkway, Bonifacio Global City in the Philippines. The site is approximately 30 minutes drive from Makati CBD. Arya is a twin tower, high rise development, with over 640 premier grade residential apartments and 500 car spaces. The project has a GFA of 76,300m2. Facilities in the development include; 24 hour concierge, retail, health club, spa, gymnasium, pool and private library. Tower 1 is currently under construction and due for completion in 2013. The Arya Residences is the flagship project, for ArthaLand Corporation and designed by Crone Partners in 2009.

The development creates a lifestyle community with the mantra “live, work and play”, providing facilities and amenities convenient to the resident, encouraging people to stay “at home”, because everything you need isat your doorstep. The site is in close proximity to the High Street shopping boulevarde, schools, markets, parks and health care facilities.

The architecture is modern and responsive to the environment, with strong sustainable design initiatives. The Arya Residence is targeting both a US LEED "Gold" rating and PhilGBC BERDE Rating. Arya is the first residential building in the Philippines to apply for a dual green building certification, challenging popular culture in the Philippines.

The Arya residence recently won “Best Residential Development” in the Philippines at the 2012 South East Asia Property Awards and is being praised by local and international markets, for promoting green buildings.

Crone Partners has been given great support from Austrade, both in Australia and in the Philippines. This has also included introductions and keen interest, from Australian Ambassador in the Philippines, Mr Bill Tweddle.

arya residences under construction


Crone Partners designed Arya Residences in 2010. This photo was taken April this year, while I visited the site in Fort Bonifacio, Philippines. This is tower 1 which topped out at level 40 and tower 2, which is an elliptical building is at about level 4. Both towers due for completion 2015. Arya Residence has won a number of awards for Green Building Design, targeting both LEED and BERDE certifications. Arya also won Best Residential Development in the Philippines, at the South East Asia Property Awards 2012.

AYALA Land look to Australian Architectural firm for an edge in the market - Garden Towers located in Makati, Philippines



Garden Towers, is a twin tower residential development, located in the heart of the Makati retail district, in the Philippines. The project consists of residential, retail and basement car parking levels. The towers were designed by Crone Partners, for AYALA Land Premier, in 2012. The premium grade residential towers, are 51 and 60 levels each, with a total gross floor area of 127,000sqm. The site area is 9,000m2 and the first tower was launched late 2012. The first tower has 340 apartments in 1 bed, 2 bed, 3 bed and 4 bed configurations and at the “soft launch” in Makati, 35% of apartments were sold off the plan. Most popular to sell, have been the 2 and 3 bedroom apartments.
Special features of the design, include a garden lobby that connects the towers at the Porte Corche drop-off. An internal private garden for residents, connects the site to the Glorietta Shopping precinct and Palm Promenade dining strip. Sky gardens are located at every fourth level of the tower, providing framed vistas from corridor spaces and areas of respite for residents in a garden environment. Sun Rooms are a feature of the apartments, allowing balconies to be extensions of the living spaces, throughout the year.
